My home has burned down, do I still have to pay my mortgage?

A forbearance may be available to help homeowners who are affected by the recent wildfires. This type of forbearance suspends payments for three months. Upon request and approval, additional time may be available through an extension at the end of that period. A homeowner’s ability to qualify for forbearance may be impacted by a prior delinquency.

Homeowners are not required to make any payments during the forbearance plan period. However, we encourage homeowners to make payments – even partial – if they are able to do so. At the end of the forbearance plan, all suspended payments are due. Should a homeowner be unable to make that payment, there may be options such as loan modification or deferral.

Credit Reporting

Credit reporting for homeowners in California’s FEMA-declared disaster zone will be suppressed for 90 days, meaning they will not be reported as delinquent for that time period. If a homeowner is placed on forbearance, they will be reported as current since no payment will be due. Once the forbearance period ends, credit reporting will again be suppressed, ensuring they are not reported as delinquent for an additional 90 days.

Foreclosure Impacts

No mortgage loan will be referred to foreclosure or proceed to a foreclosure sale during the forbearance period, provided the homeowner complies with the plan terms.

Property Inspections

Periodic inspections of your property may be completed throughout the forbearance period to assess the property condition.

Do I still need to pay my taxes?

If your property has been damaged or destroyed, you may be eligible for temporary property tax relief through the Los Angeles County assessor’s office. To qualify, individuals must file an Application for Reassessment: Property Damaged or Destroyed by Misfortune or Calamity with the Assessor’s Office within 12 months from the date the property was damaged or destroyed.
